Endah Promenade launched with more than 70% sold!
Finally! Endah Promenade has opened for sale! Another project by PJ Development.
I bump into my friend who works in PJD yesterday, Terence. I bought my Endah Promenade unit form him. When I bought the unit after 1 week of initial launching in May 2008, there has 3 % discount. Yes, It’s a commercial land with residential suite. The title for this property is service apartment. Worry about the utility fee? The maintenance fee is MYR0.16/sq ft. Electric and telephone both are at residential rate! Of cause, as usual, the water bill for condo is always a little bit higher than non-condo rate.

It has the best location in Sri Petaling, compared to it’s other siblings: Endah Villa, Endah Regal, Endah Puri, Endah Ria. Being right beside the Endah Parade (Carrefour) Sri Petaling, 1km to Technology Park Malaysia (TPM), 1 KM to UCTI/APIIT college, 1km to IMU, 13km to KL city center, 10km to Mid Valley Megamall and 16 km to Sunway. Right behind Endah Promenade is the KESAS highway and link to LDP via TPM.

By walking distance, 10 minutes to the Bukit Jalil Star LRT station and Commonwealth Park, where I jog every Sunday. If you do not know where Star LRT could bring you to, please find out from the Star LRT website.
Why I choose Sri Petaling?
I have been staying here for 7 years! The itchy-7 years.
It’s really a nice place to stay, especially for young adult and family. It’s tranquility is suitable for me to rest when I am back from work or hectic shopping in the town. It is not too near to the town where the hustle and bustle is. However, from Sri Petaling, it is easily accessible to other place and it took 15 minutes drive to Sogo and KLCC if the road was smooth. For me, it satisfies 2 of my main criteria to find a place to stay: peaceful & easily accessible to Sunway, Mid Valley, KL town center and NEAR TO LRT. I have 3 younger sisters who are still studying and they don’t drive a car, thus, it’s a good place for them to stay too. I take them into consideration when I made my decision to buy Endah Promenade.

Why I choose Endah Promenade?
At the moment, I am staying in Endah Villa with rental of MYR1100/monthly. If you passing by Endah Parade/Carrefour on KESAS Highway, you may see the white color condo beside Endah Parade/Carrefour crossing a road. Since 2001, I came to Kuala Lumpur to further my study in APIIT college. When APIIT opened a new headquarter in TPM, I moved to Sri Petaling with some other colleagues too. Since then, I been staying in Sri Petaling, Endah Villa.
The park beside Endah Parade was food court before it turned into a construction site now for Endah Promenade. When I get to know that it is going to be a new condominium in Sri Petaling, I have had a plan in my mind – to buy a unit of the newly built condominium.
My unit is at the 24th floor Endah Promenade, facing Bukit Jalil Stadium, the same direction as the condo unit I am staying at the moment. I have used UOB Intelligent home loan for this purchase.

Figure: Type C. This is the studio type. Actually I love this unit a lot. It is facing swimming pool. But thinking of I am not staying alone, I opt for Type B.

What if I do not want to stay here after that?
No worry. I have never worry about this when it is Sri Petaling and Bukit Jalil. Look at my rental now, a empty house I rent for MYR1100 monthly. Property near to LRT station in Klang Valley fetch good investment value. The owner would like to look for new buyer for the unit I stay in Endah Villa, for MYR190k, for a condo more than 15 years of life, it still fetch that value.
There are 2 blocks of Endah Promenade, C and D. The first launch was block C which is more than 90% sold off since the launching in end of May 2008. Last month, June, PJD has lauched block D, and now it has sold off 50%!
So, what do you wait for? Visit the show house in the PJD office today!

Hi, Christene. I visited Endah Promenade yesterday (18/8/08). The unit and location is just nice to me. But now the price bump up to RM 293,000 for tyre B 26th floor. May i know how much when you bought your unit after rebate 3%? I am still hesitate because the price is over my budget. i really like this unit. By the way, Terence Lai served us and he did a good job and provide good service as well.

Hi Tan, my unit is at 24th floor, with the original price of MYR258k. So, for level 26th, it should be MYR260k during the time I purchased. The price increased was due to it is a 2nd new block and a hike in the oil price that time which cause the raw material price to increase as well, I believe.
I do not know how much is your budget and what type of residential selection criteria that you are looking for.
For myself, I do have a finance limit as I just started to work 2 years back. However, I aimed to buy the unit even since they demolish the foodcourt as it has it’s investment value. I do not know whether I am going to be in KL or even Malaysia next year but I have no worry about selling the unit or rent the unit out later.
That’s where I see the value, for the amount of money I am willing to fork out.
In fact, if we are talking about Endah Promenade, pricing at MYR300k is reasonable. Maybe you would like to do a comparison for other condo units around Sri Petaling area.
By the way, does the 3% rebate still available for the purchase?

Hi, Christene..The Endah Promenade marketing has came to sarawak. I actually quite fond of it. Just wondering, if the unit facing the bukit jalil would be a bit noisy? since it’s facing the highway? I myself have not been to KL, but intended to move there in next few years. Any advice? I am choosing between apartments facing the Kl or those facing bukit jalil..

Hi John, Terence told me that not many units left for Endah Promenade last week. Lucky that they have gone to Borneo for you all. For myself, I have been staying facing the BUkit Jalil Stadium, which is the highway for 8 years. I think I have become numb to the noise! I dont think it is affecting. Both the KL view and Stadium view are fine.

Hi Christene, we’re planning to check out Endah Promenade show house today – I am just curious whether it is possible to walk to LRT station? Or is there any shuttle bus servicing the area? Cause I believe the it is quite a distance to the LRT station.

Hi Amanda, for lady to walk, it would take around 15mins from Endah Promenade show house to Bukit Jalil LRT station. There are shuttle bus service every 15mins but it’s not that accurate which I think, there are cabs available around here also, for a one-way from the show house to LRT station should be RM3 to RM4.

I went to their roadshow in Sarawak. The advertised price currently for the studio unit was RM250,000 and above for a 739 sq ft. Of course what’s being offered could differ from 1 promotions to another.

I bought a unit too, on the 18th floor.
Just wondering when it comes to the entrance and exit of the block, will it be a concern especially after working hours?
I drove past the area couple days back and Malaysians being Malaysians, they would park their cars everywhere!
Hence the concern arises. I just hope it wont cause a bad backlog especially at the traffic light turning into the area.. (fingers crossed).

The latest promo from them is to provide 3 car parks. Think this is available for type A only. This would help ease some parking woes.

As what I heard from the sales agent here in Sarawak, type B was sold out already by end of Dec 2008. I do read from one forum that their latest promo offer was 3 car parks but before that, PJD do offer RM30K home furnishing package or it can be used to offset the down payment.

Hi there..
I went to the showroom in Sri Petaling 2 days back. I’m quite impressed by the design and floor plans of the units besides the view that these units offer. I’m actually seriously contemplating to get the A type unit. After the all the dicounts and rebates that unit is priced at approx. RM340K.
We’ve (my wife n me) been staying in Endah Regal for the past 2.5 yrs. We find the area extremely convinient for us as my wife works around Pudu area (easy access via LRT & to the high way also) and I travel outstation almost every other week (easy access to KLIA via KL-Putrajaya Hiighway).
But i do have some concerns:
First, drive in area to the condo (where currently Endah Regal & Ria tenants park) is quite narrow. With Endah Promenade coming up, i wonder how they’re gonna solve the traffic woes there?
Second, I was told that the maintenance rate is at RM0.16/sq ft and that the Condo will be managed by Swiss Garden – in which I should be assured that the facilities and maintenance will be a notch higher than the exisiting apartments/condos there. But who can guarantee this (from my experience staying in Endah Regal)?
Third, there will be shops and retail outlets at block A & B. How will patrons from outside of Endah Promenade access these outlets – will there be a carpark for patrons? If not, I can’t imagine how the traffic there is gonna be..

Hi Sherene, for myself, I would not say this area is dusty even though the highway is just near by. I have been staying at the unit facing the highway and there isn’t problem on the dust from the highway. Regarding the lease hold year left, you may call Terence as per the contact number above for more info.
Hi Ricky, what type of unit that your agent quoted the price? You may want to ask the agent each level above, how much is the price increment.

I brought mine 3 weeks back. That time, type C facing KL left 3 more and facing Bukit Jalil still have quite some.
But I have to admit that KL view is selling fast. Roughly 2 months back, I’m interested n getting level 10 but then 1 and half month later,it’s already sold for lower level ><

i just pay for a deposit RM3k last week for typeA, 1279 sqft, RM 429k! the final promotion now is -5%, plus %free during construction, plus 24mths installment free first 2 yrs, 2 free car park. my cost estimate is RM 360k+. do u think i get it too expensive?

Not to say anythinglah, but endah promenade is overprice since day 1. The internal people wanted to cash in as all the hype was saying endah promenade will be good investment. They wanted to sell off as subsales. This is a good strategy during economic boom time, but when they launch it last year, the economy was falling out of control. You will notice as of today, there is a massive discounts, cash back or whatever to sell the units. I personally believe the price should be around 200k – 250k only.

I actually bought a type A unit a couple of weeks back. There are still a few units left. Type A only.
After reading your comment, i am a bit confused coz the unit that i got, looks like so much more expensive than the price that you guys’ quoted. Type A on 18th floor, price = RM434k.
But the developer now sponsor 2 years loan instalment after completion. I was attracted to this offer, as it will make the cost lower.

with PJD selling out the whole Endah Promenade development, it is indeed a wonderful news for existing buyers.
funny that PJD is ramping up the construction of block D faster than block C.
block D owners will end up paying more interest than block C and further compounded by the fact block D is costs more.

hi chris, i did see that block D is built faster than C. I asked the agent that i bought my unit from. He said it’s good for me cos for block C buyer would end up paying less loan interest. anyway, i didn’t see it as something to be real happy about as before it’s completed, no one would know which is better.
